TAX BILLS WILL BE MAILED OUT ON FRIDAY, APRIL 30TH
In many cases when you receive your tax bill your first call is to the Assessor’s office. Please understand that the Assessor’s office DOES NOT TAX. We place a value on your home which will determine what your share of the overall tax burden will be.
At the time that tax bills are received the ONLY adjustments that we are allowed to make to a property is as follows:
1. Factual Error: A difference in square footage
2. Factual Error: A building being listed on the wrong PIN#
3. Factual Error: Omitted Homestead or Senior Exemption
(To apply for exemptions certain documents are needed. Call prior to coming in!!)
We, at the time of tax bills, are not allowed to make a change due to the fact that a taxpayer feels they are over assessed or their taxes are too high. However, we do understand your frustration. If there are any factual error changes that need to be made they must go through the following process:
1. Certificate of Error is created and all pertinent information supporting the request to change must be attached.
2. Certificate of Error is sent to the Supervisor of Assessments for review.
3. Certificate of Error is presented to the State’s Attorney’s office who must then take in front of a Judge for approval.
If there is an issue with the feeling that your home is overvalued, we are currently working on 2010 assessments and in many cases you will see a reduction in your assessment this year. However, the time that you will be able to appeal your new 2010 assessment is listed below.
On August 13, 2010 any property within Wheatland Township that the assessment has changed (increased or decreased) will receive a re-assessment notice. Again, this notice is only sent to the properties that received a re-assessment. If there is no change in the prior year’s assessment, then a notice will not be generated. The properties that have had re-assessments will be published in the Naperville Sun between August 18th and August 20th. There is a 30 day appeal period once a year and it is 30 days from the date that the re-assessments are published in the paper. During this 30 day period we are allowed to make adjustments to the 2010 assessments.
We urge you to contact our office before filing a formal appeal. Not only does this save tax dollars, but can also save the time necessary to prepare and attend the appeal hearing in Joliet. If there is something we can do at the Township level, we will do so. If we do not agree on the issue at hand then we would suggest that a formal appeal be filed.
